Why You Need a Fresh EGRN Extract From Rosreestr
An EGRN (Единый государственный реестр недвижимости — Unified State Register of Real Estate) extract is the definitive proof of ownership of Russian property. Banks, tax authorities, courts, and immigration offices worldwide now require a current EGRN extract, not an old paper свидетельство о собственности (ownership certificate). Paper certificates were replaced by the electronic register in 2016, and many foreign institutions will no longer accept them as proof of ownership. An EGRN extract is issued electronically by Rosreestr (the Russian Federal Service for State Registration) and is only valid when current — old extracts are often rejected because property ownership can change or encumbrances can be added.
Since 2023, Rosreestr hides the owner’s name in extracts requested by third parties for privacy protection — only the registered owner or their attorney under a valid power of attorney can request a full extract showing all details. We arrange this for you remotely: you provide a power of attorney (or authenticate through your Gosuslugi account), we submit the request to Rosreestr, retrieve the fresh extract showing your full ownership details, arrange a certified English translation if you need it, and send both by courier to your address abroad. A current EGRN extract from Rosreestr is the gold standard. Banks no longer accept old paper свидетельство о собственности (ownership certificates), which were replaced by the electronic register in 2016. A fresh EGRN extract with a certified translation is what most foreign banks now require for mortgage, wealth, or due-diligence checks.
Why doesn't an old ownership certificate work anymore?
The paper свидетельство о собственности was abolished when Russia moved to the electronic EGRN register in 2016. A paper certificate cannot prove current ownership because property can change hands, encumbrances can be added, or restrictions can be placed on the register after your certificate was issued. Foreign institutions ask for a fresh EGRN extract because it is always current and authoritative.
Since 2023, I heard that EGRN extracts hide the owner's name. How do I get a full extract?
Rosreestr hides owner details in extracts requested by third parties for privacy. Only the registered owner or their attorney under a power of attorney can request a full extract showing all ownership details. We arrange a power of attorney for you (or use your Gosuslugi authorization), submit the request in your name, and retrieve the full extract with all your details visible. This is the extract foreign institutions will accept.
How fresh does the EGRN extract need to be?
Foreign banks and institutions typically require an extract issued within the last 3-6 months, though some may ask for one dated no more than 1-2 months before use. We always retrieve a fresh extract on your request — we do not use old extracts. If you already have one that is a few months old and want to know if it will be accepted, tell us the date and destination country and we can advise.
Can I request an EGRN extract myself through Gosuslugi, or do I need to use a power of attorney?
You can request your own extract through Gosuslugi if you have a Russian digital identity and access to the service. If you prefer not to create a Gosuslugi account or if you are abroad without easy access, we can arrange a power of attorney and request the extract on your behalf. Either way works — we will guide you through whichever is easiest for your situation.
Do I need an apostille on the EGRN extract and translation, or just the translation?
It depends on the receiving institution and country. Most banks and tax offices accept a notarized certified translation without apostille. If you are using the extract for a court proceeding or immigration matter in a Hague Convention country, the institution may require an apostille on the translation. Tell us your destination and what the document is for, and we will advise whether apostille is necessary and arrange it if so.
